DDA Awas Nivesh Yojana 2026: Ready-to-Move LIG Flats in Narela at a 25% Discount

Buying a ready flat in Delhi for around ₹15 lakh is rare. DDA’s Awas Nivesh Yojana 2026 offers 2,516 ready-to-move LIG flats in Narela at a flat 25% discount on the original disposal price. Allotment is first-come, first-served (FCFS), with no draw of lots.

Booking is already open. Registration opened on 14 October 2026 and flat booking began on 20 October 2026 at 12:00 noon. Booking stays open until 31 January 2027 or until all flats are sold, whichever is earlier. Since this is FCFS, popular flats may go early, so register and book as soon as you can.

What is the scheme?

The Delhi Development Authority (DDA) launched the scheme to provide affordable housing in Delhi. It is entirely online through the DDA Awaas Portal. DDA presents it as both a chance to own a home in Delhi and a real estate investment, given Narela’s growth prospects as a sub-city.

Who is eligible?

  1. You must be an Indian citizen.
  2. You must be 18 or older on the last date of application and legally competent to enter a contract.
  3. You must hold a PAN and quote it in the application.
  4. You must have a savings bank account in your own name.

For a joint application under the PwBD category, the main applicant must be a person with benchmark disability, and the joint applicant must be a family member (parents, blood relatives, spouse or unmarried children). DDA advises adding a co-applicant at the application stage rather than later.

Who is not eligible?

DDA will reject the application or cancel the allotment if the applicant:

  • Is not an Indian citizen or is under 18
  • Falsely claims a category benefit such as PwBD
  • Quotes a wrong PAN, gives a false affidavit or hides a material fact
  • Later turns out to be ineligible, since DDA cannot verify eligibility at the application stage

DDA can cancel without a show cause notice and forfeit the entire amount deposited, including the booking amount. It may also file a police complaint or FIR for misrepresentation.

How to apply

Stage 1: Register

  1. Read the official brochure, especially the eligibility conditions.
  2. Visit the flats to check the location, size and price. Site officers are listed in the brochure.
  3. Open the DDA Awaas Portal and click Create login using your PAN and other details.
  4. Log in and register for DDA Awas Nivesh Yojana 2026.
  5. Pay the one-time, non-refundable registration fee of ₹2,500 (including GST). If you already have an Awaas Portal account, just log in, and you don’t pay again.
  6. Check the available flats on the portal.

Stage 2: Book your flat

  1. Make sure your bank account has enough funds and that debit card, credit card or internet banking transaction limits are enabled.
  2. Log in to the portal on or after 20 October 2026, 12:00 noon.
  3. Select a specific flat.
  4. You get a 15-minute window, during which no one else can select that flat.
  5. In those 15 minutes, pay ₹1,00,000 in a single transaction by internet banking, debit card or credit card. It can be paid from any person’s bank account.
  6. Once the bank confirms payment, the flat is reserved in your name and the booking amount is adjusted against the flat price.

Stage 3: Allotment, payment and possession

  1. DDA issues the Demand-cum-Allotment Letter (DAL) online, generally within a week, and notifies you by email and SMS. Download it from the portal yourself, because DDA will not excuse payment delays on the ground that you didn’t receive it.
  2. If taking a home loan, submit the loan intimation on the portal, preferably within 30 days of the DAL date.
  3. Pay the demanded amount within 60 days of the DAL date, interest-free, by NEFT/RTGS/net banking using an online challan.
  4. Upload the attested Affidavit-cum-Undertaking and other documents.
  5. Apply online for possession within 90 days of full payment. The Possession Letter is issued online only.
  6. Collect the Possession Slip from the Field Engineering Division within 60 days of the Possession Letter.
  7. After possession, request the Conveyance (Freehold) Deed online, upload the e-stamp papers, reserve an execution date and visit with your original documents. DDA then registers the deed with the Sub-Registrar.

Documents required

DDA asks for no documents at registration. You upload these after allotment and before possession:

  • Affidavit-cum-Undertaking (Annexure B) on ₹10 non-judicial or e-stamp paper, attested by a Magistrate, Sub-Judge or Notary Public, with an additional ₹5 stamp affixed
  • Identity proof, self-attested, any one: passport, Aadhaar, government ID, election card, driving licence or photo ration card
  • Address proof, self-attested, any one, matching the address in the application: passport, Aadhaar, government ID, election card, ration card, driving licence, or a telephone, electricity or water bill, house tax receipt or bank passbook page with name and address
  • PAN card, self-attested, of the allottee, co-allottee and spouse (if the spouse has a PAN)
  • Loan sanction letter attested by the bank manager, if applicable
  • Bank statement showing the account from which margin money was paid, if any
  • TDS certificate, if applicable
  • Disability certificate (attested) from a Medical Board or government hospital, plus a self-attested guardianship certificate where applicable, for PwBD applicants only
  • Any other documents listed on the Possession Letter portal

Payment rules and deadlines

  • Interest-free period: 60 days from the DAL date
  • Grace period: another 30 days at 10% simple interest a year, charged only on the unpaid amount for the period beyond 60 days
  • Bank holidays: if a deadline falls on one, it moves to the next working day
  • Non-payment within 90 days: DDA may cancel the allotment without notice, offer the flat to others and forfeit the entire booking amount
  • No surrender is accepted after full payment

If you miss the final due date:

Delay Treatment
Up to 2 working days Delay condoned automatically, with 10% a year interest on the unpaid amount
More than 2 working days and up to 90 days The DDA Vice-Chairman may restore a cancelled allotment, with 14% a year penal interest, restoration charges and receipt of at least 25% of the disposal price
Beyond that Allotment stands cancelled, and no restoration request is entertained

How you can pay

  • Only by NEFT/RTGS/net banking, through an online challan generated on the portal. Use each challan for one transaction only.
  • Pay from the savings account of the allottee, co-allottee or a specified relative (spouse, parents, siblings, children, grandchildren, daughter-in-law, son-in-law or a granddaughter’s husband), or from a proprietorship firm account where one of them is the sole proprietor.
  • The allottee bears all bank and service charges.

Home loan facility

You can mortgage the flat to approved institutions without DDA’s prior approval, with these conditions:

  • DDA keeps the first lien until all its dues are recovered.
  • You must submit the loan intimation on the portal, preferably within 30 days of the DAL date.
  • DDA is not responsible for bank delays, and you bear any extra interest or penalty from late payment.

Approved lenders include nationalised and cooperative banks, LIC, GIC, HDFC, RBI-recognised housing finance companies, government bodies and PSUs, and other qualifying financial institutions.

Benefits for Persons with Benchmark Disabilities (PwBD)

  • Choose Cash Down or Hire Purchase.
  • Hire Purchase: pay 25% of the disposal price within 60 days, then the balance in monthly EMIs over 15 years at 10% a year simple interest on the reducing balance.
  • Rebate: 5% of the disposal price, up to ₹2,50,000.
  • You must qualify under the Rights of Persons with Disabilities Act, 2016, hold a valid certificate and apply under the PwBD category. A flat allotted under the general category does not carry these benefits.
  • 15-year restriction: you can’t part with possession for 15 years from possession, or until full payment with interest, whichever is earlier. A breach means automatic cancellation. If the allottee dies, legal heirs stay bound by the condition but can occupy the flat.
  • DDA executes the Conveyance Deed under Hire Purchase only after receiving the entire price with interest and dues.

Possession and ownership

  • You can take possession only after paying all dues and completing all formalities.
  • Flats are offered “as is where is.” DDA doesn’t entertain complaints about price, design, construction quality, materials or workmanship, so inspect the flat before booking.
  • Allotment is freehold, but title transfers only when the Conveyance Deed is executed and registered. You bear the e-stamping and registration cost.
  • You cannot sell or transfer the flat before the deed is executed and registered. DDA doesn’t recognise such a sale and cancels the allotment.
  • If the allottee dies before the deed, DDA executes it in favour of the legal heirs under its mutation policy.

Maintenance and RWA

  • You must join the pocket’s Resident Welfare Association (RWA) before taking possession. DDA registers one RWA per pocket.
  • Maintenance charges are demanded separately with the DAL and are not part of the disposal price.
  • You handle the internal maintenance of your flat. The RWA handles green areas, cleanliness, common lights, lifts and common-area electricity bills.
  • DDA maintains areas shared by several pockets until handover to the urban body, along with facilities such as community centres and gyms.

Other terms to know

  • The flat is for residential use only.
  • You can’t make additions or alterations without DDA’s prior written permission.
  • DDA can change brochure terms and increase, decrease or withdraw flats from the scheme.
  • Allotment follows the brochure, the DAL and the DDA (Management and Disposal of Housing Estates) Regulations, 1968.
  • Disputes, except on pricing, fall under the courts and consumer courts of Delhi/New Delhi.
  • False or misleading information at any stage leads to automatic cancellation and forfeiture of everything paid.
